What can I do to get my land ready for sale?

It is imperative that sellers take extra care to make their land as appealing as possible to buyers.

How much should you spend?

In preparing your land for the market, you want to make sure your land is as accessible and clean as possible. Cleaning and mowing are what you want, not necessarily costly fencing. I can advise you specifically on which improvements need to be made and which improvements will get you the highest return on your investment. I can also recommend the best professionals to help you get those improvements done.

Maximizing your land's visual appeal:

Visual appeal can go a long way toward maximizing your land's marketability. A well-maintained parcel of land allows prospective buyers to really see the land for what it is, as well as visualize their dream for it. To enhance the appeal of your undeveloped property, take the following steps to maintain your property as necessary:

Plant some simple landscaping along the entrance of the property. A positive first impression as prospective buyers approach goes a long way toward making a positive lasting impression

If fenced, check the condition of the fence, making sure it is secure and stable. Maintain the grass and other vegetation so the fence is not overgrown.

Make sure that any roads on the property are passable. Fill in large holes with gravel and make sure there are no blockages on the roadway.

If there are animals on the property, make sure they are in good health.

Grazing animals are a good idea for medium to large acreage, as it drastically reduces property taxes, which prospective buyers will notice. Also, agricultural leases are good, as land growing crops also has lower property tax and looks much more tidy.

Remove any rubbish or clutter from the property.

Make sure any gates are in good working order.

Tip #1:

If your property has a nice view, selectively remove trees or blockages on the property to maximize the view.

Tip #2:

It is important that the property, if small to medium acreage, is mowed so that prospective buyers can walk the property and get a good idea of the "lay of the land".

Tip #3:

Many plants native to the island grow with little or no attention. Consider planting up the entrance of your property with easy to maintain trees and flowers.
